The Aldea de Artisticas project was initiated by Nancy Valentine to carry forward the family heritage as well as to sustain and foster the tradition of "Tubac: Where Art and History Meet."

It became apparent to Valentine, that maintaining and sustaining use of her historic buildings for art-related activities would become impossible due to escalating costs.

"To sustain it, I’ll have to share it," became the premise upon which the Aldea de Artisticas concept evolved.

And the rest is history …in the making.

Aldea de Artisticas is a proposed working artists’ village committed to preserving and enhancing the tradition, the sense of place, and the economic viability and vitality of the artistic and historic assets of Tubac.

The intention of Aldea de Artisticas is to integrate all design and development to be consistent with the "Where Art and History Meet" tradition. In essence, Aldea de Artisticas is an effort to provide more of the same, in ways that are relevant and compliant with today’s realities of development, community building and tradition.

With the participation of landowners abutting her property, support and participation of neighbors, and the artist community, guidance from Santa Cruz County Planning and Development staff, and technical and design support from engineers and architects, the  result is an Aldea de Artisticas plan that is ready to be submitted to Santa Cruz County for review and approval.

It represents a thoughtful, compliant, and purposeful approach to enhancing and securing the tradition of "Tubac; Where Art and History Meet" and is requiring additional participation to carry it through.

Goals

Over All Goals

To pass the property into the hands of individuals or an entity which has a reverence and appreciation for the parcels’ significant attributes at the heart of the tradition of "Tubac: Where Art and History Meet," the financial wherewithal to take it through, and a commitment to foster and perpetuate its sustainability in the future for the benefit of its residents, participants and the broader community.

Short Term Goals-

Six Months to One Year

Invite new landownership participation into the planned area development (PAD) through the sale of three (of 4) privately held parcels and improvements to reinvigorate and maximize the project’s continuing development.

Finance, promote, and take the PAD plans through a successful preliminary approval process with Santa Cruz County and other regulatory agencies.

Year Two

Proceed with financing and building infrastructure to take parcels to final PAD approval and recordable lots for sale.

Year Three

Begin sale of lots, initiate the management structure and begin construction of new units.

Potential Ownership Participation

 

Nancy Valentine, on behalf of herself and the other participating landowners is currently  (August 2011) considering additional participation in the Aldea de Artisticas project in order to take the project through preliminary and final PAD approval and infrastructure (water, septic, etc) development  to create saleable lots.

 

Nancy Valentine  is a non-licensed agent, and is acting on behalf of participants during exploratory  discussions of potential opportunities for sale/ purchase/ participation in Aldea de Artisticas PAD by  interested parties.

Consists of 2 existing lots

PAD proposed: up to  5 Live/Work  residences average 1,200 sq. ft. each.   

4 Studios average 800 sq. ft.  

Parcel 3 Total proposed buildable Area    Approx. 8,800 sq. ft. (Approx. 5 Live/Work Lots and 4 Studio Lots)  

Terms: $400,000 for vacant land  plus payment of 42% of future PAD approval and 42% of infrastructure costs to get to saleable lots.

Existing 18,000 sq ft Lot with Improvement .1,600 sq. foot recently restored historic adobe needing finish work.

PAD proposed: 1 additional  Live/Work residence (Approx. 1,200 sq. ft.)

$350,000 for land and improvements, $36,900 participation fee for legal and regulatory permitting work to date and to carry forward. plus payment of 16% of future PAD approval and 16% of infrastructure costs to get to saleable lots
